The COI and move window come first
Del Sur's master and sub-associations commonly require a Certificate of Insurance naming the association as additional insured before a truck operates on community property, plus a designated move window. We carry and file COIs and lock the window ahead so access isn't denied day-of.
Gates and amenity access get arranged in advance
Several villages are gated, and the community layers rec-center and amenity access on top of standard HOA membership. We confirm gate codes and access and learn which private drives and parking limits apply, so the truck isn't stuck at the entry.
Near-new homes need real floor protection
These are modern homes with unmarred hardwood, tile, and fresh paint that the HOA and the next buyer expect kept pristine. Floor runners, corner and banister padding, and door-jamb protection are standard, and the narrow, recently built streets leave little room to back a truck in.
Tri-level townhomes mean stair-carries
Del Sur's attached homes are frequently tri-level, so appliances and big furniture take long stair-carries. Owner-occupied family homes also accumulate heavy garage, attic, and patio volume that undershoots a quick estimate, so we count it up front.

Del Sur is a modern master-planned community in 92127, built from about 2006 onward in the Black Mountain Ranch area, and it runs on an unusually strict, amenity-rich HOA. The homes are near-new, single-family, attached and tri-level townhomes, and custom estates, with solar and high-efficiency systems built in, and the association expects them kept that way. So the move plan starts with the paperwork and the finishes, not just the truck.
That means a Certificate of Insurance naming the association as additional insured, designated move windows, and gate and amenity access arranged ahead, several villages, including the 55+ enclaves, are gated. We file the COI a week or two out and confirm gate codes and access so a crew isn't turned away at the entry. And because these floors are unmarred hardwood and tile on freshly painted stairwells, floor runners, banister padding, and door-jamb protection matter more here than in older stock.
The layout is easy once we're in: Camino Del Sur is the spine and connects to SR-56, with I-15 along the eastern edge, so most moves stay local to 92127 and nearby 4S Ranch and Carmel Valley, quick from our Miramar warehouse. The tri-level townhomes add long stair-carries, and family homes here still fill garages, attics, and patios, so we size the crew for the real volume.
