Three ways to clear a unit.
Some units are all trash. Some have a TV, a bike and a box of paperwork the law says you must hold. Most are both. We sort it on site so you only pay to store what has to be stored.

You can't just toss it. We know the clock.
After a sheriff lockout, the writ gives the former tenant 15 days from the day you take possession to reclaim their belongings (Code of Civil Procedure 1174, through CCP 715.030). After an abandonment or an ordinary move-out, a written Notice of Right to Reclaim Abandoned Property gives them at least 15 days if it is hand-delivered and 18 if it is mailed (Civil Code 1983 and 1984). If what is left is worth less than $700, it can be kept, sold or destroyed once the period ends. At $700 or more it has to go to a public sale after published notice, with the net proceeds going to the county (Civil Code 1988).
Our crews are trained on that line: obvious trash goes, personal property is inventoried and held. You can charge the tenant reasonable storage costs before releasing anything (Civil Code 1990), and we hand you the ledger that supports the charge.

Held goods go to our monitored, indoor 75,000 sq ft warehouse in Miramar, which holds more than 8,000 sealed wooden vaults. It is the same building our crews dispatch from, about 10 minutes from UTC. Every vault is tied to a photo inventory, so when a former tenant calls, we pull exactly what is theirs and nothing else.
Vaults are billed month to month with no long contract, so a hold that ends early stops costing you early. Tenant pickups happen by appointment at our dock rather than at your property. You get storage-cost records for the file, which is what supports the reasonable storage charge Civil Code 1990 allows. And releases do not have to be all or nothing: we will release part of a vault, or carry out final disposition on the rest, on your written instruction.
