Trucks cannot enter the courts, so we stage from the alley or boulevard and plan the carry distance into the quote. The crew size matches the distance, and the price is honest about it.
Alley access and short curbs
Half the neighborhood loads from the alley. We scout which alley, which end, and what fits before move day, because backing a 26-footer down the wrong one is not a plan.
Summer versus winter booking
July weekends fill every curb; January mornings are wide open. If your dates flex, we will tell you which day makes your move an hour shorter.

Furniture in, furniture out, on the schedule the booking calendar allows. We run these year-round for owners and managers, boardwalk units included.

The courts define moving here. Those walk-streets between Mission Boulevard and the ocean are lovely and completely truck-proof, so the move becomes a staged carry: truck positioned in the alley or on the boulevard, dollies and muscle covering the last hundred feet. We plan that carry during the quote, not on the morning of, and we send the crew size the distance actually demands.
The housing splits between original beach cottages, stacked duplexes and triplexes, and newer condos toward the bay side. Most units are compact, which makes Mission Beach a small-move neighborhood at heart: studios, one-bedrooms, and vacation-rental turnovers where furniture swaps in and out on a schedule.
Season matters more here than anywhere else we serve. Summer weekends put Mission Boulevard at walking speed and fill every curb by nine, so we book summer moves early in the morning and off the weekend when your dates allow it. Winter is the local secret: empty curbs, easy access, the same crews.
