Imperial Beach is the southernmost beach city on the West Coast, a small, dense coastal community of bungalows, cottages, and beach apartments packed onto narrow streets between the Pacific and San Diego Bay. It's a renter's town, roughly two-thirds of homes are rented, so move-in and move-out turnover is constant and the clock on a landlord's move-out window is real.
The housing is modest and coastal: smaller older single-family homes, duplexes, walk-up apartments and townhomes, plus newer multi-story condos concentrated near Seacoast Drive, the oceanfront street.
