Onboarding a mover for every property is wasted time. We set up once, with our W-9, license numbers (CAL T-192729, USDOT 3801918) and a certificate of insurance naming your management company, ownership entity or association as additional insured. After that, dispatching us is a phone call or an email with an address and a date.

You get consistent crews who learn your buildings, invoices formatted the way your accounting team wants them, and direct billing to the management company or the association. We work at the direction of your counsel and the lockout schedule, inventory and photograph belongings as they leave the unit, and transport them to storage or wherever your process requires. Documentation lands in your inbox the same day, so your file is complete if anyone ever asks.

Turnovers get the same rigor with less ceremony. Tell us what stays, what goes to donation and what gets disposed of, and the unit is ready for your make-ready crew on schedule. No day labor, ever. Every person in the unit is our own background-checked, uniformed employee.

HOAs and community managers

Associations have rules, and we are good at following them. Quiet hours, elevator reservations, padded elevators, approved parking, resident notice windows: name the requirement and it goes in the work order. The COI names the association, and the invoice is written so a board member can understand it at a glance.

We also help residents directly when a community requires movers with a COI on file, which keeps managers out of the middle. On move day, whoever booked us gets a live-tracking text so nobody is guessing when the truck arrives.

Dumpster cleanouts, the subsection managers ask about most

The same portfolios that book our unit turns and evictions put us on dumpster routes: flat-rate enclosure cleanouts at $35 per stop, run on dense neighborhood loops with a two-person crew, GPS tracking, and timestamped before-and-after photos uploaded to a live dashboard. Can you name our management company or HOA as additional insured?
Yes, that is standard. Send the exact wording your agreement requires and we typically issue the certificate the same day. Buildings across San Diego already have our COIs on file.
Do you handle eviction lockout moves?
Yes. We coordinate with your legal timeline, inventory and photograph items as they are removed, and deliver them to storage or the location your process specifies. You get same-day documentation for the file.
Can we set you up as a recurring vendor?
Yes, and most of our property management clients work exactly that way. One onboarding covers W-9, insurance and billing preferences, and after that any manager in your office can dispatch us with an email.
How fast can you take a short-notice job?

Do you dispose of or donate what comes out of units?
Both. We separate donation-worthy items from true disposal, run them to the appropriate destination and note it on your paperwork. It keeps units moving and keeps usable furniture out of the landfill.
How is property management work priced?
Hourly for most turnover and common-area work, with fuel itemized up front. For larger projects like TI clear-outs, binding quotes are locked in with a free on-site survey.
