The hardest part of an industrial relocation is not the weight. It is the fact that your inventory has to keep shipping while the building empties. We plan warehouse moves in phases, so pick lanes stay live at the old site while racking goes vertical at the new one. Slow-moving SKUs transfer early, fast movers transfer last, and fulfillment never loses a full day.

Commercial landlords in San Diego expect paperwork before a single pallet moves, and we arrive with it. A certificate of insurance naming your landlord or property manager as additional insured is standard on every job. We schedule dock time at both buildings, protect floors and door frames, and stage the move so trucks are never idling while a dock sits blocked.
Racking gets reinstalled plumb, level and anchored per your engineered drawings. Where the City of San Diego or your fire authority requires permits for racking or high-piled storage, we work from your approved plans and coordinate with your engineer of record so inspection day is uneventful.

Machinery, rigging, and the things that need more than muscle
The difference between a warehouse move and an industrial move is usually one or two pieces of equipment that cannot be carried, cannot be tipped, and cannot be set down anywhere except exactly where they belong. Getting those right is most of the planning.
Heavy machines travel on machine skates, moved with toe jacks and pry bars, winched where a push is not safe, and rolled across steel plate when the floor between here and the dock will not take a point load. The sequence is worked out before the machine moves rather than discovered underneath it. Weight distribution, center of gravity, and where the lifting points actually are all come off the equipment plate or the manufacturer's drawing, not off an estimate, because a machine that looks balanced and is not is how feet and floors get broken.
Anchored equipment needs its own step. Machines bolted to the slab have to be unbolted, shimmed off their mounts, and then releveled and re-anchored at the destination, and anything with a precision tolerance needs to come back into level within the manufacturer's spec or it will not run right. Where a machine needs an authorized technician to disconnect, decommission, or recommission it to keep a warranty or a calibration intact, that work is scheduled with your vendor and we handle the move in between.
Utilities are the constraint people forget. Three-phase power, compressed air, dust collection, water and drain connections all have to be disconnected by the right licensed trade on the way out and be waiting at the destination on the way in. A machine that arrives before its power drop is finished is a machine sitting in an aisle. We build the move schedule backward from when your electrician and your plumber say the new building is actually ready.
For single heavy items outside a full facility move, like a press, a CNC, a compressor, or a shop full of equipment, that is handled as a heavy equipment move on its own.
Keeping the operation running through a phased move
Most San Diego industrial tenants cannot stop shipping for a week, so the real deliverable is not a relocation, it is continuity. That means the move gets broken into phases that each leave you able to receive, pick, and ship on both ends.
The usual order is to move the slowest-moving inventory and the least-used equipment first, because that is the part of your operation nobody will miss for a few days. Racking follows in sections rather than all at once, so you keep an active pick face in the old building while the new one is being built up. Fast movers and anything with a committed ship date go last and move in the tightest window, often over a weekend, so the gap between shipping out of the old building and shipping out of the new one is measured in hours.
Inventory location mapping is what makes that survivable. Before anything moves we map the destination down to aisle, bay, and level, and product is labeled to its new location rather than to its old one, so receiving does not become a second sorting project. If you run a WMS, the move plan is built against your location naming so the system and the building agree when you go live. If you do not, we produce the location map as part of the project and you keep it.
Dock scheduling is the other half. Inbound freight does not pause because you are moving, so the plan has to say which dock door is taking deliveries on which day and in which building, and your carriers need that in advance. We work the move trucks around your inbound and outbound windows rather than competing with them for the same doors.
Overnight and weekend crews exist for exactly this reason. If your operation runs a single shift, the move can happen in the hours you are closed and your people can walk into a building that is further along every morning.
San Diego's industrial submarkets
Industrial San Diego is a handful of distinct areas and they do not move the same way. Knowing the building stock before the walkthrough is the difference between a schedule that holds and one that slips.
Miramar and Kearny Mesa hold the county's deepest concentration of warehouse and flex space, much of it built in the 1970s and 1980s, which in practice means a mix of true dock-high loading and grade-level roll-up doors in the same park. A grade-level door needs a ramp or a liftgate and that changes the labor per pallet substantially. Our own warehouse is on Consolidated Way in Miramar, so crews, trucks, and staging space are minutes from most of this inventory.
Otay Mesa is the cross-border manufacturing and distribution corridor, with newer, taller buildings, real dock banks, and tenants whose freight is tied to border crossing schedules. A move here usually has to respect a customs or maquiladora logistics calendar that has nothing to do with the moving schedule.
Oceanside, Vista, and San Marcos in North County run smaller industrial and light manufacturing space, often with tighter truck courts and less yard to stage in, so moves there are sequenced in smaller loads rather than staged in bulk. Chula Vista and National City in the South Bay mix older industrial with port-adjacent logistics. Sorrento Valley and Carlsbad blur the line between industrial and life science, where a building is labeled warehouse but the contents are laboratory, and those get planned as lab relocations.
