The paperwork comes before the muscle
Almost every San Diego tower runs the same gate. Before a crew touches the freight elevator the building wants a certificate of insurance on file, usually naming the association and the management company as additional insured, and increasingly with specific limits written into the house rules.
We issue COIs the same day you ask, with additional-insured naming, and we send them to the building rather than to you to forward. We carry $1M/$2M general liability plus a $3M umbrella, which covers what San Diego buildings ask for. The other half is the reservation. Freight elevators are booked, not borrowed, and the popular windows go early in the month. We take the reservation as part of the job, together with the loading-dock slot and whatever the security desk needs in advance.
Protecting a building you do not own
The damage that costs you the deposit is almost never in your unit. It is the lobby floor, the corridor corner, the lift interior and the door jamb between them. So protection goes down across the whole route before the first box moves: runners over hard floor and carpet, corner and wall protection at every turn, pads in the lift, and jamb protection where a piece has to be angled through.
Buildings notice. An association that has had to repaint a lobby after somebody else's move is the association that writes stricter rules for the next one, and a crew that leaves the common areas as it found them is the reason a management company keeps recommending us.
Inside the unit the same logic applies to new floors and fresh paint in a recently finished condo, where the finishes are the most expensive thing in the room until the furniture arrives.
What makes a tower move different from a house move

Downtown and the waterfront carry the strictest rules and the tightest curbs: the Marina district, Columbia, Little Italy, East Village and the Gaslamp, where a game at Petco Park can rewrite the routing on the day. Bankers Hill and Cortez Hill add one-way streets and grades. Uptown and Mission Valley run mid-rise podium buildings whose garages will not take a box truck, so the carry starts further out than the address suggests.
North of the 8, the UTC and University City corridor is condo-dense and runs on booked lifts and deposits, and the coastal towers in La Jolla, Del Mar and Coronado add gated access and, in places, a shuttle.

Luxury condos and what they add
A luxury condo move is a tower move plus the contents. Art and mirrors that need crating rather than blankets, a wine collection that should not spend an afternoon on a warm loading dock, a safe that has to be skated across a floor somebody just laid, and furniture built for the room it is leaving rather than the one it is entering.
Those get white-glove handling and a written inventory rather than a headcount and a hope. If a piece will not fit the lift standing up, we would rather establish that at the walkthrough than at 8am with the elevator booked for three hours.
