University Heights grew up along the old trolley lines, and it still moves like it: compact blocks, narrow one-ways near the Park Boulevard corridor, and street parking that fills by evening. The neighborhood signature is vintage multi-family, Spanish courtyards, four-plexes, and small walk-ups tucked between original bungalows, which makes access planning, not distance, the whole game.
The north edge drops into canyon above Mission Valley, where rim streets narrow and some homes stack down the slope with stair paths the truck never sees. The east side blends into Normal Heights, the south into Hillcrest, close enough that many 'University Heights moves' are really three-neighborhood hops we price by the hour.

Much of the housing is vintage multi-family: shared entries, interior courtyards, and staircases that turn twice before they reach the street. We walk the path before loading, pad the common areas, and keep gates and entries clear for the neighbors.
Park Boulevard staging
The commercial stretch is metered and busy, and several nearby residential blocks run one-way. We plan the truck's approach and legal loading position in advance, on a one-way block, arriving from the wrong end costs a full loop.
Canyon-rim addresses
On the streets above Mission Valley, driveways pitch steeply and some houses sit below street level with exterior stairs. Those moves are staffed for carrying, and we scout turnarounds before bringing the truck in.
